Upgrade the marketing only when it makes sense.
Different properties need different presentation and marketing. Optional services are priced separately instead of automatically increasing the base listing fee for every seller.

What is not automatically included
Optional third-party marketing, specialty travel, unusual property requirements, premium advertising, staging, repairs, inspections, appraisal, title and escrow charges, seller concessions and buyer-broker compensation are not represented as being included in the starting listing fee unless specifically stated in the written agreement.
Why the flat-fee model can make sense
A flat listing-side fee separates the cost of listing representation from the sale price. Sellers can evaluate the professional service they want, then choose optional marketing based on the property rather than automatically paying a larger listing-side fee simply because the home sells for more.
