Is the listing fee always $2,995?
$2,995 is the starting fee for the basic listing service. Optional marketing, specialty property requirements, additional travel or services outside the base package can increase the total fee. The listing agreement should state the exact services and charges.
Does the starting $2,995 fee include buyer-broker compensation?
No. Buyer-broker compensation, if any, is negotiated separately. It is shown as a separate input in our comparison calculator for that reason.
Are real estate commissions fixed?
No. Real estate commissions and broker compensation are negotiable and are not set by law.
Can I add professional photography?
Yes. Professional photography, virtual tours, video, aerial imagery where appropriate, expanded digital advertising and other marketing options can be added for an additional fee.
Do you list condos and high-rises?
Yes. We serve traditional condos, townhomes and many Las Vegas high-rise and condo-hotel properties. Building rules and HOA requirements can affect the listing process.
Do you list land?
Land and unusual specialty properties are reviewed case by case because access, utilities, zoning, parcel characteristics and buyer demand can require additional work.
Where do you provide service?
Our Southern Nevada focus includes Las Vegas, Henderson, North Las Vegas, Clark County communities and Pahrump, with dedicated pages for many cities, towns, neighborhoods, master-planned communities and high-rise buildings.
Where do website forms go?
