What the starting package is designed to do
The $2,995 starting listing fee is designed for sellers who want professional representation and a clear fee structure. The goal is to provide the core work required to bring an eligible property to market, manage the listing process, help evaluate offers and move the transaction toward closing without charging a percentage-based listing fee.
- Listing strategy and pricing conversation
- MLS listing preparation and entry
- Offer and counteroffer support
- Contract and transaction guidance
- Showing and inquiry coordination framework
- Closing-process support
Optional services cost extra
Not every property needs the same marketing package. Rather than building every possible service into the base fee, sellers can add services based on the property and their goals. Optional services may include professional photography, aerial photography where appropriate, video, 3D or virtual tours, additional signage, lockbox services, floor plans, enhanced digital advertising, premium print materials, expanded open-house support or specialized marketing for unusual properties.
The final service agreement should identify exactly what is included for the property and the price of any optional services selected.
What happens after you contact us
We begin with the property, location, condition, timing and your goals. From there, we can determine whether the base package starting at $2,995 is appropriate, discuss pricing strategy and identify any optional marketing that could materially improve the presentation or reach of the listing. You decide which additional services, if any, you want to purchase.
Buyer-broker compensation is separate
Buyer-broker compensation, if any, is negotiated separately. It is not included in the listing fee starting at $2,995. The amount and structure can affect the seller’s estimated total selling costs, which is why our calculator shows it as a separate editable input rather than presenting one fixed commission assumption as universal.
Properties we serve
Our primary focus is residential real estate: single-family homes, condos, townhomes, multifamily properties and high-rise units. Land and specialty properties can be reviewed case by case because the marketing, due diligence and buyer pool may differ substantially from a typical residential listing.
